The enchanting lane on which is stands, known as ‘The Londs’, leads directly to the beach and is perfect for holiday makers looking to make the most of this seaside location!
Built around 1860 Gardeners Cottage has been in the owner’s family for many years. As a repository of countless happy memories it has been lovingly decorated and furnished whilst still retaining many period features, such as the original sash windows.

Downstairs the cosy living room is pleasantly furnished, featuring polished wood flooring. A warm rug lazes in front of the fireplace with its wood-burning stove (just begging to be lit and snuggled up in front of at the first opportunity!). Modern entertainment needs are catered for by a Digital Television & DVD Player.
Leading off from this is the good-sized kitchen/diner – again with wood flooring and a feature fireplace – complete with oven, hob, microwave, fridge/freezer, dishwasher and automatic washer/dryer. Step through the back door and into the well kept, enclosed cottage sized rear garden which sweeps up the side of the house, still with its old bathhouse where the weekly washing was done in a traditional copper! Nowadays garden furniture and BBQ facilities are provided for a more relaxed activity for your holiday…
Upstairs at Gardeners Cottage is the quaint Victorian style bathroom – which, as well as the usual WC and wash basin, boasts a perfect example of a real, old-fashioned bath. Ideal for indulging in long, hot bubble-baths like you’re in a TV period drama!
Both comfortable bedrooms at Gardeners Cottage feature reproduction Victorian style bedsteads – with a decadent King size in the master bedroom and two cosy twin beds in the second bedroom across the hall.

Overstrand village, north Norfolk
Overstrand is one of those peculiar names that almost always inspires visitors to this delightful old North Norfolk village to ask if it actually means anything. The name has its root in the old Saxon tongue (and from there in the even older Nordic) – where ‘strand’ was the word for the part of the beach left exposed after the tide had gone out. Therefore, Overstrand would seem to indicate that the place was up or above the strand – i.e. the place overlooking the beach at low tide!
As with many of the ancient villages in this part of East Anglia Overstrand can trace its origins back to pre-Norman invasion times. Consequently, it is mentioned in the Domesday Book but its heyday was during the late Victorian to Edwardian period when it became a highly popular holiday destination for many of the great and the good of their day. As a result of this even today it carries an air of gentility and quiet style which visitors find very appealing.
To add to its unique charms the village is located in the middle of an official Area of Outstanding Natural Beauty – a protection well awarded to the many breathtaking views and idyllic country scenes to be found all around Overstrand.
Being situated in North Norfolk Overstrand is just 2 miles from the ever-popular seaside town of Cromer, with its expansive beaches and possibly, the best fish & chip shop in the country: Mary Jane’s!
